ENERGY PERFORMANCE CERTIFICATE (EPC)
Due to recent changes in Legislation it is now a legal requirement that all properties have a current EPC prior to the property being put on the rental market.
What is an EPC?
An EPC is a certificate that provides an energy rating of a property by calculating both the Energy Efficiency and Environmental Impact.
An EPC also outlines some ideas to help improve the builiding’s energy performance which in turn could lead to lower energy bills and reduced carbon deposits that could make properties more desirable to potential tenants.
What does it look like?
The EPC provides a rating of the property’s energy efficiency and displays this as a graph, similar to those found on kitchen appliances, but measures the energy performance of the building itself in areas such as heating and lighting.
Ratings are on a scale of A – G with A as the highest rating. Most homes in the UK have a band rating of D-E for both the Energy Efficiency and Environmental Impact.
Who can produce an EPC?
An EPC can only be produced by a qualified Domestic Energy Assessor.
How Much Will It Cost?
Forrest Property Services make a charge of £110.00 per certificate. Payment to be received prior to the attendance of the Domestic Energy Assessor.
